Kansas City is the best-value World Cup host city
Here is something most people do not realize: Kansas City is the most affordable of the 16 cities hosting the 2026 FIFA World Cup. New York, Los Angeles, and Miami hotels will run $500-1,000+ per night during the tournament. Kansas City is a different story. If you know where to look, you can keep accommodation costs well under $200 per night.
This guide breaks down what things actually cost and how to stretch your budget.
What hotels in Kansas City will cost during the World Cup
Let us be honest about hotel pricing. During a normal week, a decent Kansas City hotel costs $100-150 per night. During the World Cup, expect those same rooms to cost $300-600+. That happens at every Super Bowl, Olympics, and World Cup.
Here is what we are seeing for June and July 2026:
| Accommodation Type | Normal Rate | World Cup Rate |
|---|---|---|
| Budget chain hotel (Comfort Inn, Super 8) | $70-100/night | $200-400/night |
| Mid-range hotel (Holiday Inn, Drury Inn) | $120-160/night | $350-600/night |
| Downtown hotel (Marriott, Hyatt) | $180-250/night | $500-900/night |
| Downtown Airbnb (1-bedroom) | $100-150/night | $400-800/night |
| Our Northland properties | $100-250/night | $100-250/night |
The key difference: Hotel and Airbnb rates surge during major events. Our rates are set in advance and do not spike because a match is happening that weekend.
The real cost of a hotel stay
A $350/night hotel sounds manageable until you add the extras:
- Parking. $75+ per night per vehicle at most Kansas City hotels
- Food. No kitchen means every meal is a restaurant meal, $40-60/day per person
- Laundry. $15-25 per load at hotel services, or find a laundromat
- Second room. Traveling with family or a group? Double the room cost.
- 2 hotel rooms: $350 x 2 x 7 = $4,900
- Parking: $75 x 7 = $525
- Restaurant meals: $50/day x 4 people x 7 = $1,400
- Total: ~$6,825

The same 7-night stay at one of our properties:
- 1 furnished rental (sleeps 4-6): $150 x 7 = $1,050
- Parking: Free
- Meals (cook most, eat out some): $20/day x 4 x 7 = $560
- Total: ~$1,610
How to keep costs down during the World Cup
1. Book a furnished rental instead of a hotel
Our properties range from $100-250 per night depending on size and dates. Every property includes:
- Full kitchen. Refrigerator, oven, microwave, dishwasher, coffee maker, pots, pans, dishes
- Free parking. Garage or driveway, no daily fee
- In-unit laundry. Washer and dryer in every property
- WiFi. High-speed internet included
2. Stay in the Northland, not downtown
Downtown Kansas City hotels are the most expensive option and are not significantly closer to Arrowhead Stadium. Our Northland properties are:
- 14-22 minutes from Arrowhead Stadium
- 8-23 minutes from the Fan Festival downtown
- 13-25 minutes from the airport
- In quiet residential neighborhoods with free street and driveway parking

3. Split costs with your group
This is where furnished rentals become unbeatable on a per-person basis:
| Property | Sleeps | Nightly Rate | Per Person/Night |
|---|---|---|---|
| Northwood Unit 2 | 4 | ~$100 | ~$25 |
| Northwood Unit 4 | 5 | ~$110 | ~$22 |
| Broadcaster's Retreat | 6 | ~$150 | ~$25 |
| Stadium Operations HQ | 6 | ~$150 | ~$25 |
| Liberty Heritage (one side) | 6 | ~$130 | ~$22 |
| The Basecamp | 8 | ~$200 | ~$25 |
4. Cook at home, eat out strategically
You do not have to eat every meal at a restaurant. Stock the kitchen when you arrive. The nearest grocery stores are 5-10 minutes from all of our properties. Cook breakfast and lunch at home, then go out for Kansas City barbecue in the evening. You will save money and eat better.
5. Book early, avoid surge pricing
Our rates do not surge the way hotels do, but availability is limited. We have 8 properties. When they are booked, they are booked. The earlier you lock in dates, the more options you have.
Budget-friendly things to do in Kansas City
The World Cup experience does not have to be expensive once you are here:
- Fan Festival. Free entry to the 18-day festival at the WWI Memorial downtown
- KC Streetcar. Free rides through downtown, no ticket needed
- Nelson-Atkins Museum of Art. Free admission, excellent collection
- City Market / River Market. Affordable food and fresh produce
- Barbecue. A full plate at Joe's Kansas City or Slap's BBQ costs $15-20
The bottom line
Kansas City is already the most affordable World Cup host city. Choosing a furnished rental over a hotel makes it even more so. You get more space, more amenities, and a much lower per-person cost, especially for groups and families.
Our 8 properties range from compact apartments to 4-bedroom homes, all within 22 minutes of Arrowhead Stadium. Browse our properties or submit an inquiry with your dates and group size.
