Neighborhoods Near Arrowhead Stadium: Where to Stay for World Cup 2026 in Kansas City

March 10, 2026|10 min read|JEL Solutions LLC

Downtown hotels are sold out and Airbnb prices have tripled. Here are the Kansas City neighborhoods that actually make sense for World Cup visitors, with real drive times, rental rules, and what each area is like to stay in.

Most people searching for World Cup accommodation in Kansas City start by looking at downtown hotels and Airbnb listings near Arrowhead Stadium. That makes sense on the surface. But one thing trips people up.

First, downtown Kansas City is 15 to 20 minutes from the stadium in normal traffic. On match days, that number doubles. The stadium sits on the eastern edge of the metro, not downtown.

So here is an honest look at the neighborhoods that make sense, what the rules are, and what you are actually getting for your money.

Understanding the geography

GEHA Field at Arrowhead Stadium sits at the intersection of I-70 and I-435, east of downtown Kansas City. The FIFA Fan Festival will be at the National World War I Museum and Memorial, about 10 miles west near downtown.

Most visitors will split time between the stadium on match days and the Fan Festival and downtown restaurants on non-match days. Your housing location needs to work for both.

The Northland: 12 to 20 minutes to Arrowhead

Kansas City's Northland sits north of the Missouri River. It is the least talked-about area for World Cup housing, which is exactly why availability is still good and prices have not gone crazy.

Northland property near Arrowhead Stadium in Kansas City
Northland properties offer space, parking, and an 18-minute drive to Arrowhead. A fraction of downtown hotel prices.

Drive times from the Northland:

  • Arrowhead Stadium: 12 to 20 minutes
  • Riverside Training Facility: 5 to 11 minutes
  • MCI Airport: 15 to 25 minutes
  • Fan Festival (downtown): 15 to 20 minutes
The Northland's advantage is access. I-29, I-35, and I-435 all converge here. You can reach the stadium, the airport, and downtown without fighting through the urban core.

What it is like to stay here: Quiet residential streets. Grocery stores within 5 minutes. Every property has driveway or garage parking, so you never circle blocks or pay $40 per night for a hotel garage. You get a full kitchen, washer and dryer, and actual living space instead of a hotel room.

Historic Liberty: the fan-friendly choice

Liberty sits 22 minutes north of Arrowhead Stadium. It is its own city with its own rules, and those rules are clear: short-term rentals of any duration are permitted. No special World Cup permits needed.

Why fans choose Liberty:

  • Book for 2 nights or 2 weeks, no minimum stay
  • Fully licensed properties, no risk of last-minute cancellation
  • Historic downtown with local restaurants, coffee shops, and a Saturday farmers market
  • Significantly cheaper than downtown Kansas City hotels
  • Walkable neighborhood near the Liberty Square
What it is like to stay here: Think small-town America with good food and friendly locals. Liberty Square has independent restaurants, craft breweries, and antique shops. It is a 10-minute walk from our Spring Avenue properties. The vibe is completely different from a downtown hotel, and that is the point.

What about downtown?

Downtown Kansas City is where the Fan Festival, Power & Light District, and the KC Streetcar are. It is a fun place to spend non-match days. But for match day housing, it has downsides:

  • Distance: 15–20 minutes to Arrowhead in normal traffic, 30–45 on match days
  • Parking: Hotel parking runs $75+ per night per vehicle; street parking is limited
  • Prices: Hotels are $300–800+ per night during the World Cup window
Downtown works if budget is not a concern and you plan to use ConnectKC26 Stadium Direct buses for match days. But if you want value, space, and certainty, the Northland and Liberty are stronger options.

Other neighborhoods people ask about

Raytown is only 3 miles from Arrowhead. Sounds perfect, right? The problem is there are almost no short-term rentals available. It is mostly long-term residential.

Independence is 7 to 8 miles east. There are some Airbnb options, but check KCMO permit requirements carefully.

Overland Park and Johnson County are 25 to 30 minutes south. Good restaurants and hotels, but a long stadium commute. Better for fans who plan to spend more time at the Fan Festival than at matches.

Lee's Summit is 20 minutes southeast. Some short-term rental inventory, but limited transit connections.

Match days from the Northland

Here is what a match day looks like staying in the Northland:

    • Morning: Coffee at home. Check ConnectKC26 pass or plan your drive route.
    • Afternoon: Head to Fan Festival downtown (15 to 20 min drive or ConnectKC26 Region Direct bus).
    • Pre-match: Take Stadium Direct bus from a pickup point or drive via I-435 South (leave 3+ hours before kickoff to beat traffic).
    • Match: Enjoy the game at GEHA Field at Arrowhead Stadium.
    • Post-match: Return bus or drive home. Late-night traffic is minimal from the Northland.
    • Night: You are home in 20 minutes, with your own kitchen, your own space, and no hotel lobby crowd.
