What's actually going on with Kansas City accommodation
If you've been searching for a place to stay during the 2026 World Cup in Kansas City, you already know the situation is messy. Downtown hotels are mostly booked for match weekends. Airbnb listings have spiked 80% year-over-year, with some hosts charging $9,000+ per night for places that normally go for a few hundred.
With demand this high, it pays to know what you're booking and where.

The rental rules, simplified
The regulations change depending on which city you're in. This trips people up.
Kansas City, MO (KCMO) has licensed short-term rental properties with permanent permits. The city also created a Major Event permit for homeowners to list their personal residences during the tournament (May 3 through July 31, 2026).
Liberty, MO allows short-term stays of any length. No special World Cup permit needed.
Pleasant Valley, MO also permits vacation rentals with fewer restrictions than KCMO.
The Northland: 8 to 11 min to training, 18 to 20 min to stadium
If you're working the tournament (broadcast, production, coaching staff, logistics), this is where most operations teams are landing. The geography is hard to argue with: 8 to 11 minutes from the Riverside Training Facility, 18 to 20 minutes from Arrowhead Stadium.

The Riverside Training Facility (officially the University of Kansas Health System Training Center) is where participating teams will practice. MCI Airport is 15 to 20 minutes north, which matters if you're rotating crew members in and out. All properties here have in-unit washer/dryer, driveway parking, and workspace.

The Basecamp on Avalon is bigger: a 2,500 sq ft house with 4 bedrooms and 3 bathrooms. It works well for management or leadership who need space to spread out.
Stadium area: 12 to 14 min to Arrowhead
Two properties sit closer to GEHA Field at Arrowhead Stadium, which matters if you need to be at the venue daily.

Historic Liberty: fans and short stays welcome
This is the area for fans. If you're flying in for one or two matches and want a straightforward booking without worrying about permits, Liberty is the move.

Our two Spring Avenue properties in Liberty are licensed for stays of any length. No special paperwork needed.

Yes, Liberty is 22 minutes from the stadium. That's further than downtown. But the rates are a fraction of what downtown listings are charging, everything is licensed, and Historic Liberty Square has good restaurants and shops within walking distance.

Getting to the stadium on match day
One thing that catches people off guard: personal vehicle parking at Arrowhead will be heavily restricted during matches. Most of the stadium lots will be used for hospitality, security, and operations. The ConnectKC26 transit system will run shuttles, but if you're driving, plan ahead.
From the Northland: Leave 3+ hours early. Take I-435 South, not I-70 East. Budget 18 to 20 minutes without traffic, longer on match days. Post-match, allow 45 to 60 minutes for the crowd to thin.
From the stadium area: 12 to 14 minutes in normal conditions. Leave 2+ hours before kickoff.
From Liberty: I-35 South to I-435. 22 minutes normally, more on match days. Stop at Liberty Square for breakfast on the way.
When to book
Downtown hotels for match weekends are largely gone already. Short-term rental demand across KC is up 80% compared to last year. We're taking reservations now and several of our units are already confirmed for parts of the tournament window.
